Background:

The Lexington Hotel Central Phoenix is located in the heart of the city's business corridor and convenient to the Phoenix Convention Center and professional sports venues. A full-service, 107-room property, the hotel converted to Lexington from Best Western in March 2009.

With a brand change occurring during the market's peak demand period, it was critical that Lexington ramp up reservation flow quickly in order to minimize lost revenues.

Results:

• Within the first two months, Lexington was delivering a greater contribution than Best Western had delivered
• In 2009, the hotel achieved a 13% increase in occupancy with Lexington
• 40% of reservations come from Lexington's reservation system
• The hotel’s STR RevPar index improved by more than 20 points
